Cobbly Nob Rentals Reservation Policies and Information!
Your cabin, chalet or condo unit will be supplied with sheets, towels, linens, and a fully equipped kitchen. Cable TV/VCR, charcoal or gas grill, fireplace (firewood is furnished in season Oct 1st to April 1st),(Gas fireplace will be turned off from April 1st to October 1st) telephones, central heat and air, washer and dryer (the condominium units have a coin operated laundry room). Your vacation home will be stocked with an initial supply of toilet paper, trash bags, soap and dishwasher powder. Many units have more than one TV and some have CD players and satellite dishes. FOR RESERVATIONS AND INFORMATION: Please call 800-467-6010 between 9 am and 5 pm, Eastern Standard Time. The toll free numbers are NOT answered after 5 pm. Open 7 days a week.
CHECK-IN TIME: After 4:00 pm
CHECK-OUT TIME: Before 11:00 am
PAYMENT POLICY: A 2 night minimum stay is required. A 3 – 5 night minimum during holidays or October. There is a $20.00 non-refundable reservation fee on all reservations. Settlement of your account must be made two weeks prior from your arrival. No refunds for early departure.
DEPOSIT: A 50% deposit of your stay plus half of the state tax is charged to your credit card to confirm your reservation.
CANCELLATION POLICY: A 2 week notice on 1 and 2 bedrooms prior to the arrival date. 3 bedrooms or larger require 30 days notice prior to the arrival date. All cancellations made prior to the cancellation period is subject to a 10% fee plus the $20 reservation fee. If less than full notice is given there is no refund. No Refund for early departure.
LATE CHECK IN: If you are planning to arrive after we close at 5 pm, please call our office on the day of your arrival to make arrangements for a late check in. You will be assigned a security lock box and combination number located on the right side of our front door to obtain 2 keys, directional and written directions and security pass. It is important to notify our office with the number of vehicles. You will not be allowed to obtain your key without this information. If your are detained, you may call our answering service at 865-436-5298 to obtain your box and combination.
MAID SERVICE: Our rates include maid service only upon your departure. If more than basic cleaning service is needed, you will be charged accordingly. We are not responsible for any items left behind.
AGE REQUIREMENT: We rent to responsible adults over the age of 21 only.
NUMBER OF PERSONS UNIT IS RESERVED FOR: If there is a decrease in the number of persons, please notify our office at least 24 hours in advance or you will be charged for the number of persons you reserved the unit for. If you add additional persons, please notify us to assure that your unit has adequate linens, sheets, towels and beds. Additional bedrooms will be locked unless we are notified prior to your arrival. Misrepresentation of the number of persons occupying the unit is cause for immediate eviction with no refund of monies paid. NO HOUSE PARTIES AND NO RECEPTIONS ALLOWED!
$15.00 for each additional Person over the age of 6.
PET POLICIES: We have several “pet friendly” homes that require an additional deposit. However, most units are NO PETS ALLOWED. If a pet is found in a home that does not allow pets, it is cause for immediate eviction with no refund.
SUPPLIES: Toilet paper and bars of soap are supplied to get you started for each bath. Several trash bags and dishwasher powder is provided in each home. It is up to the guest to provide these items thereafter.
WINTER MONTHS: Chains or 4 wheel drive is recommended during the winter months. Money cannot be refunded due to weather conditions. Sorry, but we do not plow driveways.
REFUND POLICY: We cannot guarantee that all amenities, appliances and equipment will be in working order 100% of the time. No refunds or adjustments will be made for unforeseen mechanical difficulties, unreported problems or power failure. Guests will be charged for unwarranted service calls if a repairman is called and there is nothing wrong.
TELEPHONES: All local calls are free. You must use a credit card for all long distance calls.
FIRE SAFETY: Due to the danger of forest fires, there are no fireworks allowed. Please do not remove any coals from the fireplace or grill at any time. Do not add charcoal lighter to the fireplace and keep doors closed when fireplace is in use. Do not throw cigarette butts as they can start a forest fire!
DAMAGES: We manage these privately owned second homes for our friends and we would appreciate you taking care of them as if they were your own. WE TAKE DAMAGE VERY SERIOUSLY! The individual who made the reservation will be held responsible for any damages or missing items during your stay. The total cost to repair damage, replace broken or missing items will be charged to the individual’s credit card on file immediately. DO NOT MOVE CHARCOAL GRILLS, FURNITURE, POOL TABLES OR SATELLITE DISHES, YOU WILL BE CHARGED TO HAVE THEM MOVED BACK TO THE ORIGINAL LOCATION OR RECALIBRATED.
HOT TUBS: Do not use bath oil or bubble bath in the tub. Filter replacement cost is $35.00. Do not sit or stand on the hot tub lid. Replacement cost for the lid is $350.00. Repair charges will be billed to your credit card if changes are made to the mechanical operations of the tub.
TRASH REMOVAL: Please remove all trash from the home and put in our dumpsters located at our office when you depart. We know that this is an inconvenience. This is done for environmental reasons. If bears, raccoons or other animals get into the trash and scatter it everywhere, they will become dependent on human food and will starve during the winter or be destroyed. You will be charged $50.00 to your credit card for any trash left behind.
PLEASE RETURN ALL KEYS TO OUR OFFICE. IF THE OFFICE IS CLOSED, PLACE KEYS IN THE DROP BOX BY THE FRONT DOOR. YOU WILL BE BILLED A MINIMUM OF $25.00 TO HAVE THE HOME RE-KEYED FOR ANY KEY NOT DIRECTLY RETURNED TO OUR OFFICE UPON YOUR DEPARTURE. WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT BEHIND.
Adjoining our office, for your convenience, is Cobbly Nob Market, Pizza, Deli and Video Rentals.
THINGS TO PACK: Trash bags, toilet paper, paper towels, bath soap (we furnish the hotel size bars), coffee and coffee filters, charcoal and charcoal lighter, kleenex, salt, pepper, condiments and spices (we furnish dishwasher powder for the dishwasher), and fabric softener, aluminum foil, blender, iron and ironing board, and kindling or newspaper to start the fire in season. You might want to bring paper plates, cups and other disposable items, if you do not want to wash dishes.
